The basic fee for facilitating an exchange is $800.00 plus applicable New Mexico gross receipts tax. In addition, all interest earned on funds held by Ten Thirty-One Exchange Corp. will belong to Ten Thirty-One Exchange Corp. Bank wire transfer charges are added to the basic fee. The basic fee includes facilitating the exchange of one relinquished property for one replacement property.
Additional Properties. In the event that there are additional relinquished and/or replacement properties, the fee will increase by $250.00 plus applicable New Mexico gross receipts tax for each additional property.
"Build to Suit" or "Improvement" Exchange. In the event that Ten Thirty-One Exchange Corp. is required to hold title to Replacement Property in order to make improvements, an additional fee of $2,000.00 plus applicable New Mexico gross receipts tax will be charged. Improvement exchanges outside of New Mexico may be subject to additional fees and charges.
Reverse Exchange. In the event that Ten Thirty-One Exchange Corp. is required to hold title to Replacement Property prior to the sale of Relinquished Property, the fee will be $3,000.00 plus applicable New Mexico gross receipts tax. Reverse exchanges outside of New Mexico may be subject to additional fees and charges.
